Imagine buying a new home, only to find that key fixtures and fittings that you had expected to be there, such as an expensive dishwasher or smoke alarms…. are missing!

I have experienced this unfortunate situation, when a client signed a purchase contract that included high-end kitchen appliances in the inclusions. However, upon  final inspection before settlement, these appliances were missing.

I immediately contacted the vendor’s conveyancer, referring to the legally binding inclusions.

By acting quickly, I negotiated a financial settlement for the missing items before settlement, ensuring that my clients were compensated.

Because of my intervention, my client received a reimbursement for the missing items, by allowing a reduced sum at settlement, for the cost of replacement.

This case highlights why thorough contract reviews by a skilled Conveyancer is  essential to ensure that all agreed and inspected fittings and inclusions are written in the contract before signing and then following up final inspections so that buyers are receiving exactly what they have paid for.
